What is this going to cost?


Why hire a Realtor?  How much do you charge?  These are common questions I receive on a listing inquiry.  In order to accomodate many different situations, I now offer OPTIONS for my clients when they decide to list with me.

1.  Commission structure- This program is percentage based on the sales price of your home.  Although the average commission is 6%, I am able to negotiate these terms to a much better rate. Also, if I am able to bring the buyer without the aid of another agent, I can further reduce the total commission. No fees are due until we find the perfect buyer for your home.

2.  Flat fee TOTAL SERVICE - A flat fee structure may be more beneficial to sellers of high-end property or sellers that are able to offer their home at a special deal to prepare for a quick sale.  This can save the seller THOUSANDS of dollars from the percentage based structure.  A listing fee will be collected and the final flat fee if the homes sells will be negotiated at time listing contract is signed. Remember, cooperating agents (other agents beside myself that may bring the buyer) will still expect a 2.5-3.0% commission if you elect to use the Multiple Listing Service (MLS, recommended).

3. Limited Service or A La Carte - Limited Services are also available to sellers that feel that they are the best choice when selling their home.  These services can include Sales Contracts, Limited Seller Representation, buyer/seller negotiations, advertising, and consulations. Great for For Sale By Owner Properties.

Depending on your property. other advertising modes can be implemented to capture a specific type buyer, i.e. horse property, waterfront property, commercial property, handyman specials.  Each case is different and requires specialized plans.
